The SOUTHERN region



Map ID: Composed of 14 communes, it has contributed to the prosperity of the Grand Duchy for over a century. Heavily affected by the steel crisis in the 1970s, it has used its assets to carry out a major restructuring program, which now places it among the key players of the country’s economy.



Territorial organization: All communes are united within a regional union (PROSUD) that is responsible for ensuring the progress and development of the region.

Main cities: Esch-sur-Alzette, Second largest city with over 30,000 inhabitants, Differdange (3rd largest city) and Dudelange (4th largest city)



Why should you settle down in the south? Economic power and a high standard of living represent ideal conditions for all those who like to combine work, education, accommodation and recreation.



Measures relating to re-development of mine sites and former industrial areas are radically changing the landscapes of the communes.



For example, the city of Differdange is being entirety reshaped whilst preserving the traces of its steel past. Thus, the new general development plan provides for the reinforcement of industrial land to facilitate installation of new firms. (Quote the significant development of the "1535d°” creative center that extends over 18,000 squares).



The site of Esch Belval today proclaims to be the new urban quarter that is built around a mixed concept which includes work, education, research, recreation, culture, daily life and housing.



Property development: It is a priority for most of the cities in the south. With the launch of ambitious projects in quarters such as the Arboria in Differdange and Neischmelz in Dudelange, these cities prove their ability to balance urban development and environmental protection while meeting the increasingly high demand for housing.



What you need to remember about property prices: they are considerably lower than the national average (15%) and are usually quite consistent between communes. It should however temporize the average price ranges in the most expensive communes (Esch-sur-Alzette and Bettembourg). They are often very large but reflect the disparity of property supply.



In short: The southern region does not show an obvious imbalance and it observes a moderate increase in prices compared to the other regions.
