The NORTHERN region
Divided into 26 communes, it enjoys a particular geological and geographical location compared to the rest of the country. It comprises almost 20% of the country's farmland and is characterized by large areas where nature reigns. Also the Our and Sûre lakes are located in this region.
Territorial organization: The Nordstat brings together 6 communes in a collaborative initiative that intends to develop the region within an appropriate legal framework.
Even if the latter does not actually exist, the communes were able to coordinate actions in terms of developing the economy, urban development and environment.
Why should you settle down in the north? Peaceful environment, large outdoor areas and prices of properties
The Upper Sûre lake area is one of the most attractive places. It appeals to many people because of its location and also because of its dynamism. Having many access routes (Belgian N4, N12 and N 27), proximity to larger cities (Wiltz and Ettelbrück), business opportunities, public transport and school facilities enhance the value of this outstanding surrounding.
On the other hand, the “Nordstrooss” facilitate exchanges between the regional center of Nordstat and the central regions of country. For all those who wish to invest in the north, the argument about the size is presented as the solution to revitalize an entire region by establishing companies, which have larger space areas, closer to Belgium and the Grand Duchy of Luxembourg.
Property development: Housing agreement signed in 2012 by all communes (except for Wincrange) intends to increase the population by 15% in 10 years by increasing property supply and while reducing the land costs, but taking account of the space available. Indeed, some communes such as Vianden and Clervaux do not have huge land reserves, which ultimately may limit welcoming a new population.
Nevertheless, the North remains the region where the housing needs are the most important.
More and more new families are choosing to settle down in the north in order to enjoy a home ownership that is assisted by attractive prices. They may claim a single family home in a privileged environment.
In short: The least expensive region of the Grand Duchy at the moment, even if the completion of the Nordstrooss has changed its situation.
The rental opportunities are not much developed in the north and this would be an interesting lead for the investors!
