Luxembourg: reducing unoccupied housing – helping both landlord and tenant.

Luxembourg suffers from a lack of sufficient housing, we are always saying it and many people are affected by it every year. The Government of Luxembourg is looking for ways to solve the problem.  At this point in time, they intend to make use of the nearly 20,000 unoccupied homes in the Grand Duchy.

How will they do it? Through social rental management.

Imagine you own a property in Luxembourg and you want to rent it out. If you agree to rent it out at up to 40% less than market value to a state regulated organisation (foundations, the municipality, a housing association…), then this partner will look after renting your property out to low-income tenants.

What are the advantages for you?

There are many! To start with, collecting the rent, which may not have been a possibility before, and this even if the property is unoccupied for some time.

The agency that will take care of your property will also look after the maintenance. This could be a serious advantage for you!

And finally, to offset the lower rent which you have accepted, half of your rental income will be tax exempt.

What are the advantages for the tenants?

Low income families will be able to rent in Luxembourg at more affordable rates than are usually available in the current real estate market.

They will also benefit from social monitoring from the agency which takes charge of the rental management of the property.

A lovely way to keep both landlord and tenant happy!
