How about trying out a home before buying it?

This is the crazy idea of a real estate network launched in early November with our French neighbors. But when you think about it, the concept is appealing and very interesting for new buyers, but also for sellers, so we decided to talk about it on IMMOTOP.LU. Should this idea be implemented in Luxembourg?

Avoid unpleasant surprises

No doubt this concept makes a lot of sense when you put yourself in the shoes of a buyer wondering whether the home will be suitable or not.

The neighborhood atmosphere, the friendliness of the neighbors, any noise or how the surrounding area behaves - real estate agents are legitimately asked about all these concerns, but they can't always answer, or at least, not objectively.

With shoddy construction, dampness, poor soundproofing, potential buyers don't have the time to judge all these aspects in 1, 2 or even 3 visits lasting only a few minutes. Yet given the magnitude of the project and the financial investment involved, we'd still like to know about the slightest details before signing off.

This is the major stake of the concept: letting potential buyers discover a house or apartment and above all, allowing them the time to be a part of it.

Everyone's a winner!

As far as buyers are concerned, this system lets them spend between 4 and 16 hours, including a night, in the potential new home. They can then have a better idea of the premises before making an offer, and to be reassured before buying.

As for sellers, this system helps to sell a property more quickly. This is especially the case for homes that are "less desirable," but are actually pleasant homes. The main advantage for a sale is transparency. If an owner invites you to "test drive" a home before selling it, this probably means that there's nothing to hide and in any case, this means you shouldn't expect any unpleasant surprises.

Of course, this concept has been thought out for a long time and raises the issue of insurance, because just like you wouldn't welcome complete strangers into your home, especially if they are to be left alone for several hours because they're thinking of buying it. We don't have the fine print on this type of insurance, but in any case, if a network of authorized real estate agents in Luxembourg wants to start this type of project, they won't be able to neglect this step!
