D’Haus – A Residence Designed Like a Home
Located in the sustainable Rout Lëns district in Esch-sur-Alzette, D’Haus is an innovative residential development comprising 95 units spread over 7 floors. Designed by Tatiana Fabeck, it draws inspiration from the traditional workers' houses of the Minett region, reimagined through a contemporary architectural lens where wood plays a central role — both structurally and in the interior ambiance.
Constructed using solid wood, with wood cladding in the inner courtyard and metal cladding on the other façades, D’Haus achieves an AAA+ energy rating and 50% lower carbon emissions compared to a standard building. It is part of a Carbon Footprint Neutral neighborhood and is pre-certified WELL Community.
The residence offers a wide range of housing types: from studios to 4-bedroom units, ground-floor maisonettes/duplexes with private gardens, and rooftop homes with terraces and roof gardens. Additionally, a shared rooftop area features a greenhouse and a communal vegetable garden, encouraging a lifestyle close to nature. The Lënslounge concept — spacious outdoor walkways — creates a seamless connection between indoor and outdoor spaces while promoting social interaction.
Each unit is equipped with triple-glazed windows, underfloor heating and cooling, double-flow ventilation, a smart meter, private storage cellar, and access to a communal room, underground parking, and bicycle shelters.
