Land purchasing and servicing

April 10, 2019

Do you wish to buy land for your future home and service it? Here are tips for you.

Choosing the land

You often fall for a property because of its site, position or location. For you to realize your dream, you must make sure that the land has a building permit from the Municipal Administration.

Like with renting or buying a home, find out the actual market prices. This information is available on the website of the Habitat Monitoring Centre in connection with LISER (Luxembourg Institute of Socio-Economic Research).

Servicing

Servicing concerns a property’s connections to various water, electricity, gas, telephone and sanitation networks. Such works can be more or less vast (realization and costs) depending on your land’s situation. The notary, the municipal administration or the land registry will be able to advise you on the steps to take.

Sales agreement

Once you have found the land of your dream, you will have to take a number of steps and sign various documents in order to become the owner. One of these documents is the sales agreement. This is a binding instrument. Drawing up and signing a sales agreement is subject to two conditions. The seller must have the legal capacity to sell the property and the buyer must have the legal capacity to buy it. There must be a good and a price.

Assistance from the State

If you are building a single-family home or apartment, you may get capital assistance from the State ranging between €250 and €9700. This grant depends on your resources, your family situation, and the type of home you want. If the dwelling is a condominium or row house, the grant increases by 30%.
