Real Estate Prices in Luxembourg – Q2 2025

The figures in this report are based on real estate listings published for sale on the Immotop.lu platform. Our data is calculated over a 12-month period to provide an in-depth analysis of the evolution of average prices per square meter.

Confirmed price growth

In Q2 2025, the average sale price in Luxembourg stands at €8,670/m², marking an increase of +1.9% compared to the previous quarter. However, prices remain slightly down year-on-year, with a decrease of -1.5%.

Properties with the best energy ratings (Class A) continue to support prices, with a gap of over €2,300/m² compared to Class F homes.

Regional price dynamics

The South region emerges as the most dynamic, with a quarterly increase of +2.3%. The Centre and West also show positive trends (+0.8% and +1.1% respectively). In contrast, the East region continues its downward trend with a -1.8% drop.

The average price gap between the most efficient properties (A to C) and the least efficient ones (F to G) remains significant, though it varies by region. The gap reaches +€1,358/m² in the Centre, +€1,112/m² in the South, +€958/m² in the West, +€938/m² in the East, and +€743/m² in the North. These differences highlight the growing impact of energy performance on property valuation.

Significant increases in certain districts of the capital

Luxembourg City records an average increase of +1%. Districts such as Hollerich (+5.2%), Merl (+6.7%) and Neudorf-Weimershof stand out, boosted by a greater presence of new or recently built properties on the market.

More activity on the listings side

The number of published listings is rising again, with an increase of +10% this quarter. This growing activity comes with notable disparities between districts and property types, reflecting a more selective and quality-conscious demand—especially in terms of location and energy performance.

Rents: the upward trend continues

On the rental side, the average price per square meter across the country reaches €29.8/m² in Q2 2025, representing a +4.6% increase year-on-year (from €28.5/m² in Q2 2024).
