Esch-sur-Alzette: numerous real estate opportunities to be seized

April 2, 2015

Esch-sur-Alzette, the old Iron Metropolis, is ideally located between the French border and the city of Luxembourg, is currently being restructured and is becoming more dynamic at an incredible speed. This energy and these perspectives present many real estate investment opportunities in housing as well as businesses, offices and service residences. Seize these opportunities!

Esch-sur-Alzette: a continuously evolving city

With 5 millennia of history, Esch-sur-Alzette was built on the iron industry, which made it a modern and dynamic city in the 20th century. The closure of blast furnaces in recent decades was far from the end of this city of 33,000 inhabitants, which has the second-largest population in the Grand Duchy. To the contrary, with these changes, Esch-sur-Alzette has gone on to reinvent itself and has bet on sustainable, harmonious, integrated and fair development. To do so, it has been able to rely on an extremely favorable geographic location, at the crossroads of the Grand Duchy’s north-south and east-west axes and being less than 150 km from European metropolises such as Namur and Maastricht and even Strasbourg. The city is particularly easy to access at the center of a dense rail and road network. Finally, despite its industrial past, the city has been able to preserve an ideal quality of life and includes many old monuments as well as 135 ha of parks and forests, or 10% of its total surface area.

A look at development: the Belval project

Approved in the 1990s, the Belval project is now at a construction phase and is beginning to prove that its ambition and vision are paying off! On 70 ha freed up with the end of the metalworking industry, the municipality has planned the creation of a new integrated quarter, with approval from the services of the state and the Cooperation Committee, which will include the National Center of Industrial Culture, the University of Luxembourg, research centers, offices for startups and other companies, businesses, services, housing as well as green and recreational areas. In the end, this district will combine high-technology and quality of life, and should be able to house no fewer than 5,000 residents and more than 20,000 people working on site. Currently, the site is in its construction phase. Several activities, including the Luxembourg Centre for Systems Biomedicine, have already moved in and the arrival of the University in September 2015 will mark a new fundamental step. Real estate, housing, office and business opportunities abound and are at various stages of development.

All sorts of real estate opportunities

Thanks to its dynamism and its urbanist vision, Esch-sur-Alzette offers many real estate possibilities. In addition to the European-scale project of Belval, the city has also invested in the Wunnen am Park project in the Nonnewisen quarter, and regularly offers apartments and individual houses up for sale. Renovating the city center has also created many investment possibilities in older real estate. Finally, all over the city territory, its new neighborhoods and spaces being restructured, high-energy performing housing projects such as passive houses are being developed, which are ideal for housing or for a rental investment. At various stages of development, it is possible to buy planned or already-built properties, or you may prefer collective integrated services or single-family homes in residential neighborhoods.

With an eye on the future, Esch-sur-Alzette is a dynamic, business-creating city that offers logical and balanced development. Its concentration of highly-qualified jobs and being very well endowed with infrastructure and services, Esch-sur-Alzette offers numerous real estate opportunities to seize!
